NOTICE OF SUBSTITUTE TRUSTEE’S SALE
WHEREAS, default has occurred in the performance of the covenants, terms and conditions of a deed of trust dated January 10, 2013, executed by Peggy J. Sanders, Willis W. Sanders, conveying certain real property therein described to Marc A. Rosser, as trustee, as same appears of record in the register’s office of Hardeman County, Tennessee recorded January 24, 2013, in deed book 707, page 468; and whereas, the beneficial interest of said deed of trust was last transferred and assigned to embrace home loans, inc who is now the owner of said debt; and whereas, the undersigned, Rubin Lublin TN, pllc, having been appointed as substitute trustee by instrument to be filed for record in the register’s office of hardeman county, Tennessee. Now, therefore, notice is hereby given that the entire indebtedness has been declared due and payable, and that the undersigned, Rubin Lublin tn, pllc, as substitute trustee or his duly appointed agent, by virtue of the power, duty and authority vested and imposed upon said substitute trustee will, on September 7, 2016 at 11:00 am at the west door of the Hardeman County Courthouse, 100 North Main Street, Bolivar, tn 38008, proceed to sell at public outcry to the highest and best bidder for cash or certified funds only, the following described property situated in Hardeman County, Tennessee, to wit: legal description the following described real estate situated in the 7th civil district of Hardeman County, Tennessee, to wit: beginning at an iron rod in the north margin of us. Highway 64 on the southwest corner of bonnie hodge (deed book r-13, page 165), this point being the southeast corner of Grady Sanders of which the herein described tract is a part, said point bears north 6 degrees 34 minutes west from the northeast corner of a concrete box culvert under said highway; thence with the north margin of said highway parallel and 30 feet from the center line, north 74 degrees 15 minutes west 50.24 feet to an iron rod set; thence with sanders residue, north 10 degrees 8 minutes east 446.99 feet to an iron rod set; thence with said residue, north 89 degrees 28 minutes west 76.06 feet to an iron rod set; thence with said residue, north 10 degrees 8 minutes east 301.88 feet to an iron rod set by a fence in the south line of Westvaco; thence with Westvaco along and by fence, south 89 degrees 12 minutes east 126.68 feet to a corner fence post; thence with hodge, south 10 degrees 8 minutes west 761.66 feet to the point of beginning. parcel id: 093 00502 000000 property address: the street address of the property is believed to be 22375e Highway 64, Bolivar, tn 38008. in the event of any discrepancy between this street address and the legal description of the property, the legal description shall control.
